What sort of properties do you buy?

We buy any property in any condition.

Do you offer to rent properties back?

At the moment we are unable to offer this service. We are looking at ways to offer a sell and rent back scheme in the near future.

Does it matter about the condition of the property?

No. We buy any property in any condition.

Do you buy land?

Yes. With or without planning permission.

How long will the sale take?

As quickly as you like. We put you in control of the timetable. You tell us when you would like to complete and we will arrange to meet that deadline. The offer can be made the same day although normally it takes 2 to 3 days. The purchase normally takes 3 to 4 weeks and for most people this is sufficient time to organise their move. However, if the sale needs to be quicker, then it can be done in under a week.

Are there any fees associated with your service?

No, none whatsoever. There are no upfront fees, no hidden costs and no commitment on your part at any time up to exchange. You will even save on not having to pay estate agents fees (unless you have an existing agreement or you want to retain an agent), and we will even pay for your solicitors costs (up to £600)

What price will you offer?

It depends on a number factors, including the type and location of the property. The offer will ‘usually’ be between 65% to 75% of the Open Market Value. However, in some circumstances we can actually offer the open market value and even look at property in negative equity.

How can you offer the full market value or even deal with property in negative equity?

There are times when selling a property quickly is neither preferable nor possible.  We have a number of different ways to deal with the purchase of a property.  Depending on your circumstances , on what you want to do and what finance is on the property, we will find a solution that is right for you.  Some options are where the purchase takes place over a period of time (typically between 5 and 7 years).  This allows you to move on from the property now, still knowing you will achieve a much higher price over time. Do you purchase investment properties?

Yes we do. We are happy to buy a property that has been bought to let.

Do you purchase properties that are tenanted?

Yes we do (We will even consider properties with problem tenants).

How long do I have to decide whether to accept your offer?

Our offer is normally valid for 28 days. Should you wish to go ahead after that time, it may be possible, but we do reserve the right to review the offer in these circumstances.

How soon do I have to leave the property?

Your decision! Remember, you are in control of the timetable. There is no pressure from us whatsoever. We will arrange completion to suit your requirements. Delayed completion can be up to six months (and sometimes longer).

I am in arrears with mortgage payments, can you still help me?

Yes we can. We are aware that occasionally, plans go awry, or unforeseen circumstances can create serious financial difficulties. We understand this and can provide immediate debt relief by paying ongoing costs like mortgage and council tax payments etc until the sale is completed. See examples….

What if repossession is imminent?

If you get repossessed, you lose more than your home! But if you act quickly we can stop repossession and preserve your credit rating and your ability to rent or buy a home in the future. We understand that unexpected events, such as job loss or health problems can cause you to miss monthly mortgage payments. We can help you take control of the situation with your lender. We will even talk to them on your behalf if you wish. We will assess your situation and present you with options that best meet your requirements and needs. See examples

I am worried about other people finding out about my situation?

We understand that some people who want to sell their house quickly may be facing difficult personal circumstances. We pride ourselves in providing a caring and confidential service. Working with our customers to find a solution that is appropriate to their individual circumstances, we also promise total confidentiality throughout.

Will l need to get a Home Information Pack done?

No! There is no need to have a Home Information Pack. It is no longer a legal requirement.

What about Estate Agents fees?

There are no estate agents fees to pay unless you have an existing and current agreement with an Estate Agent, in which case you may have to pay them a fee.

What about Solicitors fees?

We will pay your solicitors fee on completion (up to £600). You can use your own solicitor or one recommended by us.
